Roof Inspection in Mobile
A roof inspection in Mobile, AL is a paid visit in which we go over the roof from on top and from the attic, then write up its condition for you.
It is a separate service from a repair call. A repair call goes after one problem you already know about; an inspection documents the whole roof and comes with a written report you keep for yourself, a buyer or your insurer.
Whatever we find, the roof's condition is in writing when we leave, including the parts that are fine.
How a Roof Inspection Is Priced
A formal roof inspection is priced as its own service, separate from the free estimate we give for specific work. The inspection documents the roof's condition; the estimate scopes and prices a repair you already need.

What the Inspection Covers
The inspection checks the roof covering, the sealant bond, the flashing and everything that comes through the roof, the drainage, the deck from the attic and the ventilation.
These are the parts of the roof we go over on every inspection, in the order we work:
- Shingles or tile. Worn, cracked or missing pieces and "granule loss", the bald spots and grit in the gutters. A fragile tile roof we look over from the eaves with high-powered optics instead of walking it.
- Sealant bond at rakes and eaves. We hand-lift the lowest courses along the wind-facing rakes to see whether the factory seal still holds, because shingles that lift in the wind start there.
- Pipe boots and flashing. The rubber collars around vent pipes first, then the "step flashing" where the roof meets a wall.
- Valleys and ridge cap. The valley metal, then the caps along the hips and ridge, where the nails sit closest to the peak.
- Gutters and drainage. Where the water goes once it leaves the roof, and whether it backs up under the eaves.
- Attic side of the roof deck. From the attic we look at the underside of the "roof deck"; daylight through the boards means an open water path.
- Ventilation. How the attic breathes, since trapped heat and damp wear a roof from underneath.
The Written Inspection Report
The report carries photos, moisture readings with their locations, and findings that separate the work needed now from the items to maintain or monitor.
It reads in this order, front to back:
- Photos of what we saw
Every area the report talks about is photographed, so you see the roof the way we did without climbing up.
- Moisture readings and where we took them
Each reading is recorded with its location, which gives the next inspection a baseline to compare against.
- Work needed now
What has to be fixed before it lets water in, listed on its own so it cannot get lost.
- Things to maintain or monitor
What can wait, kept apart from the urgent list, with what to keep an eye on in the meantime.
When to Schedule an Inspection
A roof needs an inspection at least once a year and after severe weather, and again before a home sale or before solar panels go on.
-
Once a year.
A yearly look catches a split pipe boot or a lifting shingle while it is still a small repair.
-
After severe weather.
Wind and hail can lift shingles and open flashing in ways you cannot see from the yard, and fixing it now is usually cheaper than after the next storm.
-
Before a home sale.
Home inspectors, the kind trained through InterNACHI, look at the roof as one part of the house, usually from the ground or a ladder, so a buyer does well to get a separate roofer's inspection.
-
Before solar panels go on.
Panels are hard to work around later, so the roof gets checked, and fixed if it needs it, before they go up.

Other Roof Inspection Questions
The question here sits beside the inspection itself, and it points to the guide that answers it in full.
Roof Age and Wear
Inspections find more wear as a roof gets near the end of its material's life, and asphalt shingles typically last 20 to 30 years. Grit in the gutters and bald spots on the shingles are among the first signs we write down.
