From the deck up

Roof Replacement in Mobile

We tear the old roofing off your home in Mobile down to the "roof deck", the plywood boards under it all, and build a complete new roof system on top.

That is the difference between a new roof and new shingles. Once the old layers are off, we can see the deck itself, and any soft or rotted boards are repaired before anything new goes down. Then the underlayment, the edge metal, the shingles, the flashing and the ridge cap go on in order, each installed to the manufacturer's standards.

You get one roof, one layer, nailed into sound wood, with nothing old hidden underneath it.

What a New Roof System Includes

A new roof includes the deck repairs, underlayment, drip edge, starter strip, shingles, flashing and ridge cap, each one installed to the manufacturer's standards.

New drip edge and sealed starter course under the first row of shingles at a roof eave

These are the parts of every job we do:

  • Deck repairSoft or rotted boards replaced once the old roof is off
  • UnderlaymentThe waterproof layer under the shingles, the "felt" or "tar paper" of an older roof
  • Drip edgeEdge metal at the eaves and rakes, hemmed and set on a continuous cleat
  • Starter stripThe sealed first course that keeps the wind from lifting the edge
  • ShinglesThe roof you see from the street, fastened with ring-shank nails
  • FlashingNew metal at the chimney, the walls, the valleys and the skylights
  • Ridge capThe caps along the peak and the hips, where the nails sit highest

For a roof built to stand up to storm wind, we use ASTM D7158 Class H shingles and a factory-sealed first course. The FORTIFIED Home (IBHS) standard is one way to build a roof for hurricane weather, and we can talk it through on the call.

Tear-off or overlay

Tear-Off Versus an Overlay

A full "tear-off" outlasts an "overlay", because a second layer over the old roof adds weight, hides rot and weakens the fastening of the new shingles.

Tear-Off to Final Cleanup

A replacement runs from a written estimate through the tear-off, the deck repair, the installation, the permit inspections and the cleanup, in these six steps.

  1. A written estimate first. We measure the roof and put the materials, the scope and the payment schedule in writing before you sign anything. The estimate is free.
  2. The tear-off. We strip the old shingles, underlayment and nails down to the bare deck, and the old roof leaves the property with us.
  3. The deck check and repair. With the deck open, we check it for hidden damage and repair it before any new roofing goes on.
  4. The new roof goes on. Drip edge, underlayment, starter strip, shingles, flashing and ridge cap, each installed to the manufacturer's standards.
  5. The inspections. Permitted roofing work is inspected while it is in progress and again at the end, against codes built on the model codes of the International Code Council (ICC).
  6. The cleanup. We clean up when the work is done, so the nails and the cut-offs leave with us and not in your lawn.

How Roof Replacement Is Priced

A roof replacement is priced by the size of the roof in "squares", its pitch, the number of stories, how many old layers come off and the material you choose.

A "square" is 100 square feet of roof, the unit roofers measure and price by. A steeper roof costs more to work on, and so does a taller house. Access, a complicated roof with many valleys and a material upgrade all change the final number, and so does any damage we find underneath once the old roof is off.

The Strengthen Alabama Homes program offers grants, when funds are available, for building changes that reduce hurricane and windstorm damage; ask the program whether your roof work qualifies.

Other Roof Replacement Questions

The question below sits right beside a replacement, and it links to the guide that answers it in full.

Repair or Replace

When damage covers more than about a quarter of the roof, or a patch keeps failing, a replacement is usually the better money. A single leak at a pipe boot is a repair, and we tell you which one your roof needs after we have been up on it.

Roof replacement questions

How much does it cost to get a whole roof replaced?

A roof replacement in Mobile typically runs $3,700 to $23,300, depending on the size of the roof and the shingle. On average that works out to about $6.61 per square foot of roof. Your exact price comes from a free estimate, in writing, after we have measured your roof.

What is the cheapest way to replace a roof?

An overlay is the cheapest up front, because it saves on tear-off and disposal, but nails through two layers of asphalt hold less well and the old layer hides any rot. Shingle is the cheapest material up front, while metal costs more but lasts longer, so its cost per year evens out. When damage is limited, a repair is often cheaper still, and our guide on whether to repair or replace your roof sets out how to decide.

Is $50,000 for a new roof good?

That sits well above the typical range for a whole roof in Mobile given in the first answer. A very large or steep roof, extra layers to tear off or a premium material can push a price up, so ask for the materials, scope and payment schedule in writing. Call us for a free estimate to set beside it.
